Why Complete a Final Walk-Through When Buying a House

Congratulations, you bought a house. You’ve had a qualified inspector complete a detailed inspection, made an agreement with the seller regarding what items they will fix, the appraisal is done, and now you are waiting for closing day. Now what?

The second to last step in the home buying process, in our recommendation, is the final walk-through. Think of the final walk-through as an opportunity for you to double check any agreed upon work is completed and inspect the house to ensure it is in the expected condition (Eg. clean, free from damage). in addition, it is also a great opportunity for you to measure rooms, plan furniture placement, and make notes of any tasks you want to complete.

We recommend completing the final walk-through two to three days prior to closing to ensure you and the seller have time to address any outstanding issues. In the event something needs attention, you have time to address those items with the seller, before you sign papers. If an issue isn’t rectified to the buyer’s satisfaction, closing may be postponed.
